Tenants Terms & Conditions
Any property taken through LetRed will be bound by the following TERMS & CONDITIONS

A Holding Fee of £99.00 secures the property for a maximum period of four weeks, subject to Landlord approval. The property is then withdrawn from the market for a maximum period of 5 working days. Should the application process not commence, this amount is non refundable due to the administration costs involved.

Upon receipt of the Holding Fee, application forms will be sent out. All persons over the age of 18, who will be resident at the property, must be referenced. All completed application forms, application fees and supporting documentation must be supplied within 5 working days of the holding fee being paid. The application fees less the holding fee must be paid before the application is processed.

Our Application Fees are as follows:

£99.00 (inc VAT) per applicant. £185.00 (inc VAT) for a joint application. (e.g. Married couple) There will be a charge of £55.00 (inc VAT) should a guarantor be required.

Should references prove unsuitable or the information given on your application form is proven to be incorrect, or you cancel the application prior to taking the property, then this amount will not be refunded.

We require one month’s rent plus £100.00 to be paid as a deposit (unless the tenancy is taken under the NO DEPOSIT scheme, subject to landlord approval), refundable on vacation of the accommodation, providing the property is left in a clean and undamaged condition and all monies due under the terms of the tenancy are paid in full.

One months rent is to be paid in advance and thereafter by monthly standing order (depending on the type of let available, this amount may vary and full details will be available from a member of staff).

Employer’s references or accountant’s references must be provided prior to commencement of the tenancy if applicable.

Sight of your last three month’s bank statements may be required or a bank status enquiry can be carried out at your request.

If you have rented accomodation before we will also require a reference from your previous Landlord. If you have had a mortgage, we may require sight of your latest mortgage statement.

Two forms of ID will be required (one must be photographic). e.g. Driving Licence, Passport, Utiliity Bill.

The the rent you pay is exclusive and hence does not include gas, electricity, water rates, council tax or telephone charges unless otherwise stated. It is the tenants’ responsibility to transfer the utilities into their name with the readings taken on the day of move in.

The tenancy will be granted upon the condition that the tenant holds insurance that the landlord or agent considers adequate to protect the tenants personal possessions and accidental damage caused by the tenant to the furniture and fixtures and fittings at the property as detailed on the inventory.

All of our properties are available on a minimum six-month assured shorthold tenancy only, unless otherwise stated.

LetRed reserve the right to remarket a property should the above requirements not be met.
